01 / NEW BUILD

Developer handover inspection

A new build doesn't mean defect-free. An average new apartment in Prague has 20–40 defects and deficiencies at handover — from uneven walls and poorly adjusted windows to missing certificates.

We prepare an independent defects & deficiencies report that the developer must resolve before handover, or reflect in the purchase price. Without it, you accept the property “as is” — and pay for the repairs yourself.

What you get

  • Inspector present at the handover with you
  • Systematic check of all rooms, surfaces, installations, windows and doors
  • Defect report — the document you hand to the developer
  • Re-check of defect removal at repeated handover (optional)

02 / OLDER PROPERTY

Pre-purchase inspection of an older apartment or house

With an older property you're also buying its history — and that history is written in the walls. Water ingress, worn-out piping, structural cracks or a failing heating system won't show up on a viewing with the agent.

We assess the property's true condition, identify risks and future investments. You receive a report with repair-cost estimates — concrete numbers to negotiate the purchase price with.

Ideal timing: after the reservation contract, before signing the purchase contract.

03 / END OF WARRANTY

Pre-warranty-expiry inspection

The warranty on a new build usually runs 24–60 months from handover. Defects that appear during this period must be fixed by the developer at their cost — but only if you claim them in time.

Before the warranty expires, we systematically inspect the property and find the defects it covers. Don't invest in repairs the developer must pay for.

What you get

Order ideally 2–3 months before the warranty ends, leaving time to file the claim.
