Structure / statics — condition of load-bearing and partition structures, cracks, indications of failed waterproofing and water ingress, wall squareness and floor flatness, historical details, panel-building cores, acoustics, wall and ceiling composition, problem details.

Windows and doors — condition of external windows and doors, age, air-tightness.

Interior plasters — condition, bulging, cracks, moisture.

Frequently asked questions

When is the best time to order an inspection?

Ideally after signing the reservation contract and before signing the purchase contract — typically a 5–14 day window. For developer handovers, 1–3 days before the official handover date. For warranty inspections, 2–3 months before the warranty ends.

How long does the inspection take?

A standard apartment inspection roughly 1–1.5 hours. A comprehensive inspection 2–3 hours for an apartment, 3–4 hours for a family house. Depends on size and age of the property.

What does the inspection output look like?

With the standard inspection, a verbal assessment on site. With the comprehensive inspection, a written report within 3–5 business days: defect list with photo documentation, repair-cost estimates, wider-context assessment. Electronic, printed on request.

What language are the communication and the report in?

On-site communication in Czech or English. We deliver the report in the language of your choice — Czech, English, Ukrainian, Spanish and others by agreement.

What if the inspection doesn't reveal all defects?

The inspection is visual — defects hidden under tiling, inside wall cavities or under floors cannot be detected with 100% certainty without breaking into the structure. Our methodology is designed to cover the maximum of real risks: we look for indications (moisture, cracks, deformations) that point to hidden defects.
