Ordering and dates
When is the best time to order an inspection?
Ideally after signing the reservation contract and before signing the purchase contract — typically a 5–14 day window. For developer handovers, 1–3 days before the official handover date. For warranty inspections, 2–3 months before the warranty ends.
How quickly can you come?
Normally within 3–7 days of confirming the order. We also offer an express date within 48 hours for a 25% surcharge.
Do I have to be present at the inspection?
You don't, but we recommend it. On site the inspector shows you the findings directly and answers questions. If you can't attend, arrange access to the property for us and we'll discuss the summary by phone.
Do you operate outside Prague?
Yes, within 30 km of Prague for a CZK 1,500 surcharge. More distant locations by individual agreement.
The inspection itself
How long does the inspection take?
A standard apartment inspection roughly 1–1.5 hours. A comprehensive inspection 2–3 hours for an apartment, 3–4 hours for a family house. Depends on size and age of the property.
What exactly do you check?
Three areas: the structural part (structures, statics, waterproofing, surfaces, windows and doors), building services (waste, water, heating, electrical) and the wider context (land registry, zoning plan, surroundings). See the detailed scope on the homepage.
Is the inspection invasive? Will you damage anything?
No. The inspection is visual and non-invasive — we don't break into structures, demolish or drill. We use measuring equipment (moisture meter, laser level, thermal camera as needed).
What if the inspection doesn't reveal all defects?
The inspection is visual — defects hidden under tiling, inside wall cavities or under floors cannot be detected with 100% certainty without breaking into the structure. Our methodology is designed to cover the maximum of real risks: we look for indications (moisture, cracks, deformations) that point to hidden defects.
Output and report
What does the inspection output look like?
With the standard inspection, a verbal assessment on site. With the comprehensive inspection, a written report within 3–5 business days: defect list with photo documentation, repair-cost estimates, wider-context assessment. Electronic, printed on request.
What language are the communication and the report in?
On-site communication in Czech or English. We deliver the report in the language of your choice — Czech, English, Ukrainian, Spanish and others by agreement.
Can I use the report when negotiating the price?
That's exactly what it's for. The repair-cost estimate is a concrete number you can negotiate off the purchase price — or demand the defects be fixed before the sale. The investment in an inspection typically pays back many times over.
Do you also provide legal services?
No, we are a technical inspection company. For legal due diligence (contracts, liens, easements) we recommend a real-estate lawyer. Our report serves the lawyer as the technical foundation, though.
Prices and payment
How much does an inspection cost?
Apartment from CZK 4,200 (standard) / CZK 5,900 (comprehensive), house from CZK 6,500 / CZK 9,200. The price grows with floor area. Full pricing including an interactive calculator on the Pricing page.
Are there any hidden fees?
No. We confirm the price in advance based on the property parameters and it is final. Surcharges (older property, express date, location outside Prague) are listed transparently in the pricing.
How does payment work?
By invoice after the inspection, bank transfer. For the comprehensive inspection we hand over the report after payment.
