How the inspection works

From inquiry to report — usually within one week.

Inquiry

Send us the basic property parameters — address, type (apartment / house / commercial), floor area, age, and your situation (purchase, handover, warranty end). Use the contact form or e-mail.

Takes you 5 minutes. Non-binding.

Date & price

Within 24 hours (business days) we reply with a proposed date and the final price per the pricing list. For developer handovers we adapt to the handover date — book us 1–3 days ahead.

The price is final — no extra charges on site.

On-site inspection

The inspector walks the property with a systematic methodology: structural part (structures, surfaces, windows and doors), building services (piping, heating, electrical) and documentation. You can attend — we recommend it, you learn the most on site — but we can also do it without you.

Apartment: 1–2 hours. House: 2–4 hours. Verbal summary of key findings at the end.

Report & consultation

With the comprehensive inspection you receive the report within 3–5 business days: defect list with photo documentation, repair-cost estimates and wider-context assessment. Delivered in Czech or another language by agreement.

The report includes a consultation — call us and we'll walk through the findings together.

What to prepare

  • Access to the property (arrange with the seller / developer / agent)
  • Floor plan or floor area, if available
  • For new builds: the developer's handover protocol, if it exists
  • For older apartments: information about renovations, age of installations (if known)
